Tenant Rights and Eviction Process: 2026 Legal Guide

Residential and commercial lease relationships in Turkey are specifically regulated under Articles 339-356 of the Turkish Code of Obligations.

Rent Increase Limit

Cannot exceed the 12-month average CPI of the previous rental year.

Eviction Grounds

  • Evacuation commitment, two justified warnings
  • Owner's genuine need, new construction
  • New owner: 1 month notice + 6 month waiting period

10-Year Extension Rule

After 10 years, the landlord can terminate with 3 months' written notice.

Deposit

Cannot exceed 3 months' rent. Must be kept in a bank account.
